Shane Evans from John the Plumber did a great job installing a new toilet in my condo. He was friendly, professional, efficient, & did an amazing clean up once the job was done.
Plumber did not complete install of new sink and drinking water spigot.

Upon arrival to the location, I met with David who showed me inside the apartment. He mentioned he just noticed the garbage disposal leaking recently, so he placed a bin to catch water but he figured it needs replacing. David isn’t the owner but will cover the bill when needed. Moreover, I gave David a couple options, he chose to get the disposal changed out and we supply the new one. Furthermore, I got what was needed from the truck and made the switch and assured nothing was leaking afterwards. All is operating accordingly at the moment. Supply and Install 1/2 or 3/4 HP Wolverine Brass Beast or equivalent Garbage Disposal DISPOSALS CAN BURN OUT, HAVE ITS BLADES DULL OR GET DAMAGED FROM IMPROPER USE. WE RECOMMEND SWITCHING OUT YOUR OLD DISPOSAL WITH THE A DUPLICATE MODEL OR PERHAPS IT'S A GOOD TIME TO THINK ABOUT UPGRADING THE STRENGTH OR FEATURES OF YOUR DISPOSAL. WE WILL RECONNECT THE DISPOSER TO EXISTING DRAIN WITHOUT DRAIN MODIFICATIONS AND CONNECT TO THE EXISTING ELECTRICAL
Upon arrival, customer showed me water heater in the garage and 1 inside of bedroom. He would like water heater in bedroom removed and 80 gallon water heater installed in the garage with a recirculating pump and new waterline ran overhead to service all hot water in the house. Gave customer option for scope of work. Customer is still waiting on other estimates and will call us back when ready for install.
Customer called stating drawer was not aligning proper due to gas line being in the way. When we arrived we proceeded with installing drawer which created the form on gas flex line wi5 a gap clearance of 2 inches and drawer closed fine.job is complete. NON RECALL.
Upon arrival we were shown to a main line stoppage and a toilet leaking from the base. An estimate to pull snake and reset was agreed on and after we pulled the toilet we discovered a flange that was too low and crumbling. The estimate was revised and we cleared the stoppage, replaced the flange, and reset the toilet. We then ran water in both bathrooms and flushed both toilets to ensure the line was clear and water was draining freely. Checked our connections for leaks and none are present
Customer reported active water dripping from dining room chandelier with visible wet spot on ceiling. Performed leak detection and inspection. Identified that master bathroom is located directly above the affected area. Cut access point in ceiling to inspect concealed piping. All visible PVC drain and supply lines for master bathroom (including shower, jetted tub, dual lavs, and toilet) were pressure-tested through fixture operation. No active leaks detected — all joints and fittings were water-tight. Discovered standing water near ceiling cavity that had entered the electrical box for chandelier. Based on customer’s input, cleaning personnel heavily soaked the master bath floor during routine cleaning, which is the likely source of the leak via floor penetration. Advised customer to allow area to fully dry and monitor for any signs of reoccurring moisture. No further plumbing issues found at this time. Customer is responsible for all drywall repair.
Upon arrival, the customer was experiencing a whole-home backup due to a previous snaking of the kitchen line. The buildup had made its way into the main line, causing a blockage in that section of pipe. We ran a K60 from the roof stack of the main line to clear the obstruction. After clearing the blockage, we went inside and tested all fixtures, including flushing toilets and running sinks. Everything was flowing perfectly, and the customer was satisfied with the results.

We met with the property manager and performed a comprehensive walkthrough of the entire property. The property manager requested three separate quotes: 1. Tunneling the entire home 2. Tunneling just the two bathrooms (hall and master) 3. Installing a metered digital shutoff valve at the main line We discussed the scope of each job in detail and informed the property manager that we would follow up with written quotes via email. Below are the full details and breakdowns for each quote, along with all relevant disclaimers. General Notes • All tunneling work will be performed in accordance with local code and best plumbing practices. • Any deviations from the described scope will require a written change order and approval from the property manager. • All quotes are contingent upon receiving city approval and permit clearance. ⸻
We met with the homeowner today to assess the existing main water line and provide a solution for rerouting and updating the system. The goal is to run a new water line directly to the area where a new main shutoff valve will be installed. This new location is currently being used as a hose bib connection, where two water lines are seen entering the ground. We proposed opening the wall at the existing main valve and disconnecting the current incoming water line. This will effectively eliminate the original water entry point. The new water line will be routed from the meter to the home by trenching through the soil and penetrating the asphalt driveway to reach the desired location. This recommendation assumes that only one water line is coming through the current floor penetration, which is in accordance with standard plumbing codes. Once the trenching and installation are complete, a city inspection will be scheduled. After the inspector approves the work, the trench may be backfil
John, the plumber arrived to customers home today to perform a full home inspection of all the plumbing features in the whole. Technician did a full walk-through of the home and this is what technician discovered. Kitchen: garbage, disposal, kitchen faucet, and under the sink filtration system are operational no issues. Bathrooms (5): customer has 4 full bathrooms upstairs and a 1/2 bathroom downstairs. All toilets and faucets in the bathrooms are operational no issues no leaks and all showers upstairs are performing well. Technician did notice that customer has showerhead filters and all the showers. Water heater: heater is newly installed and working perfectly Main valve: main valve is operational Everything in customers home is working perfectly fine. Technician does recommend that customer invest in a whole home filtration system.
Upon arrival we were informed of a problem the customer has been having to where occasionally his toilets would back up and then clear themselves. We ran both faucets and showers simultaneously while flushing both toilets multiple times to try to recreate the stoppage but could not. As of today, everything is draining freely. If this happens again, power flush toilets are recommended. Heavily advise replacing the water heater
Complaint Customer reported intermittent sewer odors in the master bathroom. Inspection & Testing No odor was present at the time of inspection. Performed a smoke test to identify any hidden leaks or broken seals. Smoke was observed pouring from behind the access panel at the plumbing wall, where the cast iron stack is located. Found large amounts of rat droppings inside the wall cavity at this location. Diagnosis Identified a break or defect in the cast iron vent stack inside the wall. Odors are likely escaping through this break and entering the bathroom. Next Steps Wall will need to be opened to access and remove the damaged cast iron stack. Recommend replacing the damaged section with PVC piping. Estimate will be provided to the customer for repair work.
